1 Guaranteed rent
We guarantee your money – we will give you a monthly amount upon looking at the property. This will be exactly what you get every single month, we don’t charge you any fees or take money off that amount.
This means you know exactly what income you will be getting every month from day 1.
2 Fees
Fees – we don’t charge you any fees. We simply pay you your rental income every month. We don’t charge for the set-up costs, or any fees during the contract term.
It’s important to always consider all the extra costs involved when renting a property that quickly diminish your NET figure- a few of which are listed below. At Smartmove we take on these costs so you don’t have to.
3 Empty periods and rent arrears.
Empty periods and rent arrears – at Smartmove we cover the costs of all empty periods, and any rent arears the tenant may acquire during their tenancy in your property.
You will be paid from day 1, even before the property Is tenanted and even if the property becomes empty in the future. You as a Smartmove landlord will not suffer any losses.
4 Utilities
At Smartmove, we take on the responsibility of the utilities from the day 1. This means we will cover the cost of utilities during any empty periods for the duration of our contract term.
5 Property damage
As can be expected; when your house is rented out for any amount of time, there is always going to be wear and tear of the property.
No matter the state of the property at the end of the contract term, we will ALWAYS restore the property to the same state as when you first gave us the keys. So you have complete peace of mind that you wont be lumped with hefty bills for new carpets or complete redecoration upon getting the property back.
6 Maintenance and initial set up jobs
A property needs certain certificates and checks to be legally rented out. At Smartmove we will arrange all of these for you, and make sure they are renewed as and when needed. We also cover the cost of the yearly Gas safety certificate.
We also have our very own maintenance man for any jobs that may need doing to the property, whilst tenanted and in empty periods. If the jobs are small, such as a loose door handle or a small leak for example, we will just get these done without bothering you, so you can relax knowing your property is taken care of.
If a job is bigger and may have some effect to the property, then we may contact you to get permission to go ahead with the works, however we try to take care of as much as we can, so you have peace of mind and don’t have the worry of any jobs.
7 Tenants
At Smartmove we intensely vet all our potential tenants as we always want the best for every property.
Having the best possible tenant ensures that rent is always paid on time and the property is looked after.
This also means there is less tenant turnover and less wear and tear.
8 Court
We are solely responsible for taking the tenant to court. We cover the costs, do the paperwork and most of the time you wont even know we have done it because you will continue to receive your monthly rental income. Giving you one less thing to worry about.
9 Routine property checks
At Smartmove we do routine property checks every 3 months – this is the maximum number of checks that can be done on a property to ensure that everything is as it should be.

SILVER CONTRACT
For A Higher Rental Income

1 Guaranteed rent
With a silver package we can offer landlords a higher rental value. You will be paid this every month, unless the tenant falls into arrears, or the property becomes empty.
We don’t charge you any fees or take money off that amount. This means you know exactly what income you will be getting from day 1.

You won’t be paid when the property is empty
